What happens during our free consultation?
During our consultation, we’ll discuss your property management needs and objectives. We’ll go over the services in finer detail including property maintenance, tenant screening, rent collection, and financial reporting and how it’s handled. We’ll assess your property and provide recommendations tailored to your specific situation, running comparable analyses to ensure competitive pricing and optimal rental income. Additionally, we’ll discuss any concerns or questions you may have about our services or the management process. Overall, the consultation is an opportunity for us to get to know each other and determine how we can best meet your needs as a property owner.
Is there really no commitment?
There is absolutely no commitment required during these free 3 months. You will freely benefit from all the marketing for your property, any savings using our vendors to prepare the property for rent, a newly qualified tenant, and a secure 12-month lease with terms and conditions that protect both you and the tenant. After these free 3 months are over, you get to decide if you’d like to continue having us as your property manager.
How will my tenant pay for rent during this 3-month free period?
Once your property is listed and we find a tenant, the tenant will be sent to an online tenant-portal where they can pay their rent. We will collect the rent, and on the 10th of each month, you will receive your payment directly to your bank account.
What does getting the house “rent-ready” mean, and who is responsible for covering the costs?
Why get the house “rent ready”? Can’t I rent it as is? Yes, you can, but in the long run, you’re losing money. Think about it: as a renter, would you prefer a property that’s move-in ready or one that needs work?
Our goal is to maximize your earnings in the rental market, so it’s essential to get the house rent-ready.
This typically involves:
- Paint touch-ups
- Deep cleaning
- General repairs
- Landscaping
- Junk removal
Additionally, to ensure the property meets safety standards and reduces liability, we:
- Install smoke detectors
- Install carbon monoxide detectors
- Properly secure water heater straps
- Clean dryer vents
- Install a fire extinguisher in the kitchen or garage
- Clean and inspect the fireplace if needed
Owners are responsible for the cost of getting the property rent-ready. With my vendor discounts for all the work listed above, you can expect to pay between $1,500 and $2,200.
Remember, renting out your property is a business, and like any business, it has expenses or start-up costs.
How long will it take to rent out my property after our free consultation?
After our consultation, if you would like to move forward, I can get started the same day by notifying my vendors to stop by and provide estimates throughout the week. Once I’ve collected these estimates, I will compile them and send them to you by email for approval.
Once we’ve established your move-out timeframe, the vendors will be scheduled, one after the other or sometimes simultaneously. All vendors will be done in about 1 week or sometime less.
Then, we start to market your property, conducting open houses or individual tours. It takes on average 10 days to find and secure a tenant.
Why do we move quickly? Because every day the property isn’t rented, we’re losing money. This is known as opportunity cost.
For example, if we could rent your house for $4,000, but it took us three months to get it ready or if you’re still undecided about which property manager to use, it really eats into the profit. That’s $12,000 In gross revenue theoretically lost by not acting quickly.
What are the complete start-up costs to get started?
Aside from the cost of getting the property “rent ready”, there are no additional costs. The management fees are waived for the first three months of our partnership during this special offer.
What if I want to rent out my property but don’t have the funds to cover all the necessary work to get it rent ready?
In most cases, I can cover the expenses initially, and you can reimburse me when we start collecting rent over a period of time. I don’t charge interest on the advancement; it’s just a thank you for allowing me to be your property manager.
